How the sale works

Three steps. A clear way forward.

  1. 1

    Tell us about your property

Share the address or parcel details and the best way to reach you. A house or a lot, we’re ready to listen.

  2. 2

    Compare your options

Review the price, costs and conditions in writing. Compare your expected net proceeds before deciding.

  3. 3

Review the terms and closing date

If we agree on the terms, we arrange closing through a title company on a mutually agreed date.

Questions about selling

Do you buy both houses and land?

Yes. We consider houses and vacant land in Miami-Dade, Broward and Palm Beach counties. For a house, send its address. For an empty lot without a street address, a county parcel ID or folio number is a good starting point.

Do I need to make repairs first?

No. You can present the property as it is. For example, if the roof needs work or the kitchen is outdated, tell us upfront. We consider that condition in the offer; you do not need to renovate before asking.

How do you decide on an offer?

We look at location, condition, nearby comparable sales and expected costs. For land, we also consider access, utilities and potential use. We explain the figures and discuss the price and terms before you decide.

How quickly can we close?

Timing depends on the property, title review and the terms we agree on. If you are moving soon, tell us your target date. If you need extra time, say so. We discuss a practical schedule before you commit; a date is not guaranteed until agreed in writing.

Are there fees or commissions?

Requesting an offer is free. A direct purchase does not require you to list with us. Any closing costs and any existing agent obligations will be addressed in the written agreement.

What if I inherited the property?

You can ask for a review while you are exploring your options. For example, if several heirs own the home or probate is still underway, tell us. Who can sign and when the sale can close depend on the estate and title; a title company or your attorney will need to confirm that.

Can I sell with tenants in place?

Tell us about the lease, rent and occupancy. For example, an occupied rental may be considered without asking the tenant to leave first. Any sale needs to account for the lease and the tenant’s rights; we review the details before making commitments.

What if there is a mortgage or a lien?

A mortgage balance is commonly paid from sale proceeds at closing. For example, a $250,000 purchase price with a $100,000 loan payoff does not mean $250,000 goes to the seller. The title company confirms payoffs, liens, taxes and costs so you can review the expected net amount.

Is a cash sale always the best option?

No. Listing on the open market may bring a higher price if you have time for marketing, showings and negotiations. A direct cash offer is another option when convenience, the property’s condition or timing matter to you. Compare the expected net proceeds and terms, not just the headline price.

Do I have to accept your offer?

No. Requesting or discussing an offer creates no obligation to sell. Take the time you need to compare your options. You are welcome to involve a family member, friend or your own adviser.
